BAGI Reports 3% Year-Over-Year Decrease in January New Home Construction Permits

INDIANAPOLIS (February 26, 2025) — The Builders Association of Greater Indianapolis (BAGI) reports a 3% year-over-year decline in new home construction permits for January 2025, reflecting broader market conditions influenced by economic uncertainty, interest rate stagnation, and shifting consumer confidence.

According to the latest data, 700 permits were issued across Central Indiana last month, compared to 718 in January 2024. While the decline is modest, it signals a lagging effect of home sales activity from late 2024, when economic uncertainty surrounding the election and the Federal Reserve’s stance on interest rates weighed on builder confidence and consumer decision-making.

“Builders are navigating a market shaped by shifting economic and policy factors,” said Steve Lains, CEO of BAGI. “While the 3% decline in permits reflects some hesitation in the market, Central Indiana remains a resilient and attractive region for homebuyers. Builders are adapting to evolving buyer needs while closely monitoring factors such as financing costs, supply chain stability, and regulatory shifts that could impact housing affordability and availability.”

The Federal Reserve’s delay in interest rate cuts, coupled with inflation concerns and policy uncertainty, has contributed to a cautious approach from both builders and buyers. However, despite these headwinds, demand for quality housing in Central Indiana remains steady. Industry experts anticipate that clarity on future economic policies, particularly regarding tariffs, labor availability, and inflation trends, will help shape builder sentiment in the months ahead.
