Central Indiana Homebuilding Maintains Steady Growth Through April Despite National Housing Volatility

INDIANAPOLIS (May 29, 2026) — The Builders Association of Greater Indianapolis (BAGI) reports that single-family building permit activity across Central Indiana remained slightly ahead of last year’s pace through April, even as national single-family permitting softened. The nine-county region recorded 3,320 permits year-to-date in 2026, compared to 3,274 permits at this time in 2025, representing a 1% increase overall. Nationally, permits for future single-family home construction fell 2.6% in April and were down 5.5% year-over-year, according to reporting based on U.S. Census Bureau data.

Spring permit activity continues to reflect a market balancing buyer demand with broader economic pressures. According to the National Association of Home Builders (NAHB), builder sentiment posted a modest increase in May, though affordability challenges, elevated construction costs, and higher mortgage rates continue to weigh on housing activity nationally. NAHB also reported that housing affordability improved slightly during the first quarter of 2026, but many buyers continue to face ongoing cost pressures.

Against that backdrop, Central Indiana’s steady year-to-date growth points to a market that remains comparatively balanced and supported by consistent regional demand.

“Central Indiana’s housing market continues to show resilience as we move further into the spring building season,” said Chris Hancock, CEO of BAGI. “Builders are adapting to changing market conditions while continuing to deliver new housing opportunities across the region in a measured and disciplined way.”

While monthly permit totals naturally fluctuate throughout the year, overall activity in 2026 continues to trend slightly ahead of last year’s pace. Population growth, relative affordability compared to larger metropolitan markets, and sustained interest in homeownership continue to support housing development locally, even as national markets navigate ongoing affordability concerns and economic uncertainty.

“Compared to broader national housing trends, Central Indiana remains in a relatively stable position,” Hancock added. “The long-term fundamentals supporting housing demand in this region continue to provide confidence moving into the summer months.”
