Central Indiana Homebuilding Outpaces National Trends with Strong June Permit Growth

INDIANAPOLIS (July 20, 2026) — The Builders Association of Greater Indianapolis (BAGI) reports that single-family building permit activity across Central Indiana gained momentum in June, defying national trends that continue to reflect a cautious housing market. The nine-county region recorded 1,082 permits in June 2026, compared to 952 permits in June 2025, representing a 14% year-over-year increase for the month. Year-to-date totals now stand at 5,421 permits, compared to 5,256 during the same period in 2025, a 3% increase overall.

Nationally, single-family permitting continued to soften through the first five months of 2026. According to the National Association of Home Builders’ Eye on Housing, 380,130 single-family permits were issued nationwide through May, a 6.1% decline compared to the same period in 2025. While affordability challenges, elevated mortgage rates, rising material costs, and labor shortages continue to weigh on homebuilding across much of the country, Central Indiana’s housing market has remained comparatively resilient. After tracking nearly even with last year’s pace through May, June’s permit activity pushed the region to a 3% year-to-date increase, highlighting continued demand for new housing despite national headwinds.

“Central Indiana’s housing market continues to demonstrate resilience in an increasingly challenging national environment,” said Chris Hancock, CEO of BAGI. “While builders across the country continue to navigate affordability concerns, higher construction costs, and elevated mortgage rates, our region has maintained steady demand and experienced a strong increase in permit activity heading into the summer.”

The latest NAHB/Wells Fargo Housing Market Index (HMI) reinforces those challenges nationally. Builder confidence fell to 34 in July, marking the 15th consecutive month below the benchmark of 40, as affordability concerns, rising land and material costs, and persistent labor shortages continued to pressure builders. Even so, Central Indiana’s housing market continues to benefit from strong regional fundamentals, including population growth, a relatively affordable cost of living, and sustained demand for homeownership.

“While activity varies across our nine-county region, Central Indiana continues to demonstrate resilience,” Hancock added. “Builders are adapting to changing market conditions, responding to local demand, and remaining focused on creating the housing opportunities our growing communities need.”
