Position Title: Residential Project Manager

Department: Residential Operations
Reports To: VP of Residential Operations

Job Summary:

Duke Homes is looking for an experienced and driven individual to take on the role of Residential Project Manager. This role requires a servant-hearted, self-starting professional who can take on a variety of tasks with excellence and integrity.

The Residential Project Manager/ Superintendent will work within the bounds and context of the company’s vision, mission, values, and policies as he/she does their work. Among other things, this individual will be responsible for managing project work on the job site. The individual will need to work closely with the VP of Residential Operations in order to accomplish the functions of the job with excellence.

Essential Job Functions:

Project Management: oversee and manage residential construction projects from pre-construction stages to completion
Implement safety and quality standards on all projects
Review submittals, specifications, and construction drawings for each phase of construction
Ensure that performed work matches designs, specs, and other construction documents, and that workmanship is of high quality
Communicate regularly with clients to keep them in the loop and on top of decisions needed from them
Develop and update construction schedules for each project daily
Manage project budget throughout, including coding invoices and capturing change order costs
Daily coordination with subcontractors and material deliveries
Plan and coordinate site logistics
Schedule required inspections
Identify and resolve project risks or problems
Create daily reports for each project
Prepare punch lists and follow up to ensure completion

Site Maintenance
Ensure job sites remain safe and aligns with our safety guidelines
Keep job sites clean, by self-performing the cleaning as necessary


Supplemental Job Functions:

Manage service cases as they arise
Run and pickup supplies or items as they are needed
Assist VP of Residential Operations with any additional needs he has as they arise
Be present at or help at company events if/when they occur
Provide reports or feedback to team or subcontractors as needed


Minimum Knowledge, Skills, and Abilities Required:

At least 7 years of experience in construction supervision/management roles
Bachelor’s degree in construction management preferred
Knowledge of major construction systems and equipment
Knowledge of local quality, safety, and health guidelines for residential construction
Ability to use windows operating system, including softwares like Word and Excel
Ability to manage time well
Ability to work with numerous subcontractors in an effective and respectful manner
Excellent attention to detail
Hands-on carpentry experience
Strong communication and organizational skills with ability to manage multiple projects simultaneously
